Step 6 of 12 · Weeks to months

House hunt with a plan

Make a list of needs and nice-to-haves, view homes with a scorecard, and look past the staging.

Why it matters

Seeing many homes blurs together quickly. A consistent scorecard helps you compare honestly and spot problems.

What to do

  1. Write your must-haves (bedrooms, commute, schools) and nice-to-haves.
  2. Use a scorecard for every viewing and take photos.
  3. Visit favourite neighborhoods at different times of day.
  4. Check flood zones, commute times and planned developments nearby.
  5. Look at the roof, windows, water stains, the electrical panel and the age of the heating and cooling systems.
