Step 11 of 12 · 3 business days

Review your Closing Disclosure

At least three business days before closing, your lender must give you a Closing Disclosure with your final loan terms and costs.

Why it matters

This is your last chance to catch mistakes. Compare it with your Loan Estimate; some fees cannot go up at all and others only by a limited amount.

What to do

  1. Compare the Closing Disclosure with your Loan Estimate line by line.
  2. Check the rate, loan amount, monthly payment and cash to close.
  3. Ask about any fee you do not understand.
  4. Confirm the exact amount and method for paying your cash to close.
