Appraisal and final loan approval

Your lender orders an appraisal to confirm the home is worth the price, and underwriting checks your documents one more time.

Why it matters

If the appraisal comes in low, you may need to renegotiate, pay the difference or walk away under your appraisal contingency.

What to do

  1. Respond quickly to every request from your lender.
  2. Do not open new credit, change jobs or make big purchases.
  3. If the appraisal is low, talk to your agent about options.
  4. Shop for homeowners insurance; your lender will need proof before closing.
