Get a home inspection

A licensed inspector checks the structure, roof, plumbing, electrical and heating and cooling. Go along if you can.

Why it matters

The inspection is your chance to find problems before you are committed, and to negotiate repairs or credits.

What to do

  1. Hire your own inspector and check their license or certification.
  2. Add specialist inspections if needed: sewer line camera, radon, termites, roof, chimney.
  3. Attend and ask questions.
  4. Decide what to ask for: repairs, a price reduction, a closing credit, or walking away.

Common mistakes

  • Skipping the sewer scope on an older home.
  • Asking for every small fix instead of focusing on big-ticket items.
